Recent Projects

RealFoundations demonstrated their expertise in real estate technology solutions through the four representative projects highlighted below. The first optimized financial processes and improved lease execution for a retail client by implementing MRI Software’s Commercial Management and Accounting platform. The second involved facilitating the technical integration during the merger of two major medical office building owners, resulting in a streamlined MRI Cloud environment. RealFoundations also conducted a diagnostic assessment for a retail property management company, creating a transformation roadmap post-bankruptcy protection. Lastly, we delivered a 15-month technology transformation for one of the nation’s largest subsidized affordable housing communities in collaboration with MRI Software, enhancing efficiency, compliance, and overall business functions.

• MRI Implementation with Budgeting and Forecasting: With an eye towards sunsetting their 20-year-old investment in CTI and employing a new, more robust financial and property management solution, this top-listed retail client engaged RealFoundations to implement MRI Software’s Commercial Management and Accounting platform with enhanced integrations that would streamline accounting processes, financial reporting, and lease execution capabilities for improved productivity. RealFoundations was further engaged to configure and deploy MRI Software’s Budgeting & Forecasting solution to replace the legacy Hyperion application, introduce consistent business practices, reduce process redundancies, and eliminate manual processes and inefficiencies across the organization. The budgeting and forecasting implementation culminated in one integrated, core/budgeting application, with reliable, accurate reporting fueled by MRI property and financial data, and an improved, more efficient re-forecasting process capable of real-time reporting.
• Medical Office REIT Merger: When two of the largest owners of medical office buildings (MOB) merged to create the largest preeminent, pure-play medical office building REIT, RealFoundations was engaged to facilitate the technical integration. This included combining two disparate systems into one consolidated MRI Cloud environment, discussing misaligned current state processes while designing the desired future state, implementing new MRI core functionality, analyzing and reducing the number of custom objects, and conducting an in-depth analysis of both organizations’ security models. The project resulted in an alignment of processes and workflows company-wide, driven by a fully integrated technology stack with reduced complexity.
• Platform Diagnostic Assessment: A recognized leader in the ownership, management, acquisition, and development of retail properties partnered with RealFoundations to review and assess its finance functions and related operations as part of a transformation initiative after emerging from bankruptcy protection. RealFoundations conducted a diagnostic assessment which included reviewing current pain points, conducting interviews with key stakeholders, and providing industry-leading perspectives on inflight items. Ultimately, after identifying what was working well and where opportunities for improvement existed, RF created a roadmap of initiatives to address the observations, findings, and gaps (in either process or technology) in support of the client’s overall business objective.
• Affordable Housing: RealFoundations was engaged to deliver a technology transformation for one of the nation’s largest subsidized affordable housing communities. This client now manages its properties and handles government compliance with greater efficacy and efficiency. Throughout the 15-month engagement, RealFoundations worked closely with MRI to design and implement enhancements to the affordable housing module, guide the client through the deployment transition, and limit disruptions to the client’s operations and their residents. The client is now fully integrated with MRI Financials and other third-party applications, utilizing an overall technology platform that streamlines business functions, alleviates redundancy, supports multiple funding programs and subsidy types, automates property management activities, and provides greater operating transparency.
