Residential Management Company

For one of the nation’s largest residential management companies, RealFoundations helped launch the client’s first military housing operation, which included the implementation and integration of two systems the company had never before used: a property management system and a work order management system.

Objective

  • Help the Client take joint ownership of, and operational control over, 2,000 family housing units
  • Define a methodology, and create a work plan, for military housing transitions that the Client could re-use in subsequent privatization deals
  • In less than six months, select, implement and integrate the various systems that would be required to operate a portfolio that was fundamentally different than the rest of the Client’s portfolio

Involvement

  • Defined a business blueprint, which helped articulate the business processes and functions that were unique to Client’s military housing operation
  • Documented the future state application architecture, which highlighted the relationship and integration points between the several dozen systems that would be involved in running the business
  • Created a cross-functional work plan and implemented internal communications process to improve effectiveness of the Client’s highly dispersed work teams
  • Organized a rapid implementation of the property management, work order and call center systems. This included everything from a rapid system selection to specifying and overseeing development of the custom reports required for the military’s incentive reporting

Building Automation Assessment

RealFoundations successfully conducted a strategy phase assessment for a privately held company of multi-family and hospitality properties. The assessment focused on critical accounting, building system infrastructure, and energy management operations related to Utility Management, Building Automation, CCTV and Security. The assessment resulted in $800,000 in annual estimated utility and operation cost savings with a 25% ROI. This savings represents a 10% reduction in total utility costs.

The strategy projects an estimated saving of $11 million over ten years in utility cost savings with a 37% ROI.

Objective

  • Review utility accounting software and processes related to utility management
  • Develop a framework to monitor energy usage for each property at a corporate level incorporating utility management strategies including bill reconciliation, real time pricing strategies, and building system load curtailment
  • Select software to collect data from multiple systems, perform analysis on thousands of data points, present data in a meaningful fashion in order to drive business decisions

  • Selected energy software vendor that collects all utility data electronically, pays utility bills electronically, performs budgeting and forecasting and acts as the centralized database for all energy utility information. This system can also send load-shedding commands to building equipment, such as HVAC devices, to reduce energy consumption. In addition, the system will help with energy procurement.

Energy Management Strategy & Implementation

For one of Southern California’s largest master planner and developers, RealFoundations successfully developed an operational strategy for a development encompassing a full range of hotel, retail, office, and apartment properties. A series of projects were selected that focused on providing business intelligence from the accounting, energy/building automation systems as well as addressing the day to day processes for managing the portfolio. The initiative is projected to save 3-5% annually on utility expenses amounting to 3 million dollars in annual savings from reduced electricity costs alone. An additional savings of 900+ man hours in bill processing time and $550,000 dollars in reduced irrigation penalties from automated usage limit controls are also projected.
