Formerly part of the senior management team of IBM UKI’s Asset Management Group and a leader of their Real Estate & Facilities practice area, Andrew Carey is widely regarded for his thought leadership in providing strategic financial and operational improvement services to owners, operators, occupiers of and investors in real property. Andrew brings more than 25 years expertise in the real estate and facilities industry to RealFoundations, and joins the firm as its growth in Europe is accelerating. As part of the senior management team, Andrew works within the rapidly growing Business Intelligence, Business Process Improvement, System Planning and Building Technology & Sustainability practices.
Much of Andrew’s background entails leading transformational programs involving organizational change, business process improvement and supporting Information Technology processes from initial concept through successful implementation. He is also highly experienced in assisting management teams with the alignment of business strategy to operational execution, and has served as a trusted business advisor with regard to building technologies and sustainability.
Prior to IBM, Mr. Carey was an Associate Director with PricewaterhouseCoopers Consulting (‘PwC’) in the United Kingdom as well as Coopers & Lybrand before its merger with PwC. He holds an MBA and is a Chartered Engineer.
Andrew resides in Guildford, England with his wife and two sons.
Paul Chen is a Lead Managing Consultant with RealFoundations with 20+ years of real estate experience in North America and Asia. Paul has worked with some of the largest real estate investors, developers, and operators in Asia and the Middle East. He has helped real estate companies to improve operating platforms and to enhance performance through optimizing business processes, organizational capabilities, and technology accelerators. Over the past few years, Paul has worked with real estate companies to develop data models and forward-looking analytics capabilities to increase transparency and enhance performance.
Paul is active with industry organizations and is a frequent presenter at real estate conferences. Paul has supported the APREA Best Practices Handbook by writing a “how to” implementation guide and was a presenter at the APREA Best Practices Awards. He is also a Vice-Chairman of the China Real Estate Chamber of Commerce, Hong Kong Chapter, an organization devoted to bridging business opportunities between Greater China real estate businesses.
Paul has an undergraduate degree in Economics from UC Berkeley and received his MBA from the University of North Carolina. He is also fluent in both Mandarin and Cantonese.
Paul is based in Hong Kong.
Robert has over 19 years of experience focusing on the technology, operational and financial areas of the real estate industry, working with the owner/operator, corporate real estate and real estate capital market industry clients. He specializes in system diagnostics, selections and implementations; project management, process improvement, merger integration and organizational change management.
Robert has built lasting relationships with several of the most respected names in the industry including: Bank of America, Equity Residential, ING REIM Asia, The Link REIT, TIAA-CREF and Walmart International. During his career, Robert has managed the execution of global projects, managed system implementations and provided IT strategy and change management guidance.
Prior to joining RealFoundations as a founding employee, Robert held audit and consulting positions with Price Waterhouse and Ernst & Young Kenneth Leventhal.
Robert resides in Dallas, Texas with his wife and three children.
Mr. D'Angelo is an Enterprise Managing Consultant with RealFoundations serving our investment management and corporate real estate clients in addition to leading our collaborative work practice. John brings over 25 years of real estate industry experience to RealFoundations. He spent over 10 years in a 'Big 4' consultancy, during which he lead a real estate information technology practice in San Francisco and then their collaborative work practice for the West Coast.
John has experience in the investment manager, corporate real estate, homebuilder, multi-family developer / manager, and retail developer / manager market sub-segments. He and his teams have developed trusted relationships with some of the most respected organizations in the world, including: Clarion Partners, GIC, JP Morgan Asset Management, Shorenstein, TIAA-CREF, the Bank of America, Jones Lang LaSalle and Simon Properties.
Mr. D'Angelo joined RealFoundations in 2003. Prior to joining RealFoundations, John was a Senior Manager with CapGemini Ernst & Young, the Ernst & Young Kenneth Leventhal Real Estate Group and initially Kenneth Leventhal & Company. Before this litany of consulting firm mergers, Mr. D'Angelo was with Grubb & Ellis.

Barry Faulkner is a Senior Managing Consultant with RealFoundations. He has over 25+ years of management and consulting experience in the real estate industry. Barry’s positions prior to RealFoundations include; Senior Vice President managing a $8 billion National Council of Real Estate Investment Fiduciaries (NCREIF) Fund for Institutional Investors with responsibilities including portfolio management, investment committee membership, reporting/analytics, and new product development; Senior Consulting Roles with a real estate client base including the largest U.S. office and multifamily REITs, worldwide real estate service providers, government sponsored enterprises, and the Department of Defense; and Vice President of a disruptive technology company focusing on real estate procurement.
Barry’s work has centered on business strategy development and implementation, merger integration, shared services implementation, operational improvement, new product development, and change management. He has extensive operational and investment experience with office, multifamily, industrial, and retail assets as well as real estate fund operations. He also served as Chairman of Portfolio Management Committee at NCREIF from 2011 to 2015. Barry earned his MBA from Dartmouth College’s Tuck School of Business with a focus on real estate and strategy.

John Holzman is an Enterprise Managing Consultant with RealFoundations. He has 15 years of experience managing and consulting on operations and technology for real estate investment managers, corporate occupiers, real estate service providers, retail and office/industrial REITs, and multifamily owner/operators in the U.S., Europe and Asia.
Prior to joining RealFoundations in December 2003, John served as the Chief Operating Officer of a boutique event design and production company in New York. He also helped launch an Internet start-up firm, and spent two years as a Senior Consultant with Ernst &amp; Young’s High Growth Middle Market Consulting practice. John earned his MBA from New York University’s Stern School of Business in 1998, with a focus on Management.
John lives in London with his wife and two children.
Rob brings over 15 years of experience in the Real Estate industry working with Investment Managers, Owner/Operators and Developers. He has extensive experience with multinational real estate clients operating in Australia, Asia, Europe and North America advising on technology and strategic initiatives.
Over the last 15 years Rob has been responsible for the design of strategic, technology and operating models, solution selections, multinational technology implementations and business process design. His clients include AMP Capital, Hines Interests, ING Real Estate Asia, Land Securities and Lend Lease.
Prior to joining RealFoundations, Mr. Kearnes operated his own real estate technology consultancy based in London and was part of the retail centre management team for a large CBD mall situated in Sydney, Australia.

Bob Kroner is a Senior Managing Consultant with RealFoundations. As a leader in the owner/operator/REIT sector, Bob has over 20 years of experience in commercial real estate industry, creating enterprise value by providing industry insight to clients, forecasting market disrupters, aligning technology initiatives with corporate strategy, and reducing cost through integration of leading processes, technology and operating models. Bob brings industry leading expertise to the firm in areas including Finance and Accounting, Operations, Technology and Digital Marketing Strategies, Public Company and REIT Compliance, Merger and Acquisitions, and Sourcing and Procurement.
Prior to joining RealFoundations, Bob served as a Senior Manager with Deloitte Consulting, LLP where he successfully created client value and market differentiators through strategic financial, operational and technical initiatives. Prior to joining Deloitte Consulting, Bob held executive positions in the real estate industry including Principal with Real.IT Management Consulting, LLC and Vice President – Information Technology for Regency Centers Corporation.

Victoria Lara is a Senior Managing Consultant with RealFoundations and has over 20 years’ experience in the real estate industry, in both the public and private sectors. A significant amount of this experience is concentrated in Real Estate Investment Trusts (REIT) and Property Management industries. Victoria specializes in solution implementations, project management and quality assurance, operational diagnostic and process improvement, organizational change management, and international deployment advisory services.
Victoria has built lasting relationships with several of the most respected names in the industry including: Atrium European Real Estate, Vornado Realty Trust, Equity One, Gazit Globe, Hines Interests, Carr Properties, Urban Edge and Seritage Growth Properties. During her career, Victoria has managed the execution of global projects, managed system implementations and provided IT strategy and change management guidance. She also has deep experience managing complex, international accounts requiring global managed and consulting services. Prior to joining RealFoundations, Victoria held Senior Management positions with two public Real Estate Investment Trusts specializing in both Commercial Office and Retail entities.

Mr. Lubieniecki is an Enterprise Managing Consultant with RealFoundations and leads the firm’s corporate real estate practice. Ed has over 25 years experience as a real estate management consultant. His experience with global corporate and institutional clients includes an extensive variety of assignments of significant complexity.
For corporate clients, Ed has been responsible for the planning and implementation of technology strategies and systems implementation. His experience includes strategic business planning, portfolio optimization, organizational assessments and design, business process improvements, expense reviews, outsourcing, benchmarking, and merger integration assignments. A representative sample of his clients includes The Walt Disney Company, Walmart, Iron Mountain and the Stockbridge Capital Group.
Mr. Lubieniecki is a former Chair of the Board of Directors for the Open Standards Consortium for Real Estate. OSCRE is an affiliation of real estate companies, organizations and services providers assembled to establish global industry standards for real estate information exchange.
Prior to joining RealFoundations, Mr. Lubieniecki was a Partner in Ernst & Young's real estate advisory practice in addition to serving as the National Director of Consulting for a National Brokerage Firm.

Phillip has over 20 years of experience working within the engineering, construction and real estate markets, focusing primarily on commercial owner/operators and real estate investment firms. Phillip specializes in strategic information systems planning, operational diagnostic assessments, business transformation, post-merger integration, technology implementation methods, and international deployment strategies.
Mr. McCorkle has built lasting relationships with several of the most respected names in the industry including: AIMCO, Atrium European Real Estate, Citycon Oyj, Developers Diversified Realty, Equity One, Gazit Globe, Granite Properties, Hines Interests, Invesco, JP Morgan, Liberty Property Trust, Post Properties, The Link REIT and Shorenstein. During his career, Phillip has managed a number of global projects focusing on financial and property management functions, provided IT strategy advisory services, provided change management guidance, and provided oversight of post-merger integration services.

Brent is a Enterprise Managing Consultant at RealFoundations serving our investment manager and corporate real estate clients for over 12 years. He specializes in the design and execution of global transformation, IT strategy and process reengineering projects.
Brent has built lasting relationships with several of the most respected names in the industry including JP Morgan Asset Management, TIAA-CREF, and Clarion Partners. In the investment management industry, Brent has led several projects focused on front-office systems and processes to improve decision-making related to real estate investments. Brent is also a lead designer and facilitator in our RealDiscovery collaborative work practice.
Prior to joining RealFoundations in 2003, Brent served as a Senior Manager and facilitator for CapGemini’s Accelerated Solutions Environment. Prior to that, he was a manager with Ernst & Young LLP consulting with fortune 500 companies and an Analyst at Northwestern Mutual.
Brent resides in Cleveland, Ohio with his wife and three children.
Drew Pierson is a Senior Managing Consultant with RealFoundations. He has over thirty years’ experience managing and consulting in the real estate industry. Much of Drew’s experience has focused on Property Management, Asset Management, Investment Management, Development and Leasing with an emphasis on business process improvements. Drew specializes in the strategic use of information systems to improve business process, system implementation and application operations, project management, and change management. Prior to joining RealFoundations, Drew served as Chief Information Officer for the Town & Country Trust, a residential REIT.

Dylan Rhea is an Enterprise Managing Consultant with RealFoundations. He brings over 18 years of both domestic and international real estate industry experience to RealFoundations in both the public and private sectors, working with clients to deliver key projects in the areas of business transformation, target operating model development, long-term technology strategy, and enterprise platform implementations.
Across the span of his career, Dylan has focused on homebuilding, construction/development, owner/operator, corporate service provider, and real estate investment market segments. He has forged trusted relationships with global clients such as Morgan Stanley, Jones Lang LaSalle, Simon Property Group, AMP Capital Investors, Developers Diversified Realty, and Boston Properties, as well as Top 20 public builders KB Home, Lennar Corporation, and Ryland Homes.
Prior to joining RealFoundations, Dylan held consulting positions with both Ernst & Young and Cap Gemini Ernst & Young as a part of their real estate and technology consulting practices.
He resides in Newport Beach, California with his wife.
Dan Sterk, one of our owner/operator/REIT service line leaders, brings 18 years of industry expertise working exclusively in real estate and serving over 30 real estate organizations throughout his career. He has project experience in all facets of the real estate life cycle including: development, construction, leasing workflow, property management, and facilities management.
Mr. Sterk has built lasting relationships with some of the biggest and most respected names in real estate including: GGP, Inland American, PCVST, The Related Companies, Brixmor, Equity One, Compass Rock and Edens. He has managed the execution of projects focused on Core Financials replacement, Merger/Acquisition Integration, Enterprise Content Management, Business Intelligence/Portal Reporting, Leasing Workflow, and IT/Accounting sourcing, as well as overall IT Strategy / Organization.
Prior to joining RealFoundations Mr. Sterk spent eight years working with Ernst & Young Kenneth Leventhal Real Estate Group. He participates in ICSC, NAREIT and The Real Estate Council.
